BENGKEL MASS APPRAISAL & SISTEM CAMA: PENDEKATAN & APLIKASI

Maklumat Umum:
Mass Appraisal ialah satu pendekatan penilaian moden yang khusus dipraktikkan dalam penilaian cukai harta. Pendekatan ini sangat cepat, mudah dan murah berbanding kaedah manual yang masih diamalkan oleh majoriti PBT di Malaysia. Kaedah manual ini mengambil masa yang lama dan melibatkan kos yang agak besar. Mass appraisal menggunakan komputer yang dinamakan Computer Assisted Mass Appraisal (CAMA). Sistem CAMA telah digunakan dengan meluas di negara-negara maju seperti Amerika Syarikat, United Kingdom, Denmark, Australia, New Zealand dan lain-lain. Negara-negara membangun juga telah menggunakan sistem CAMA seperti Kenya, Tanzania, Thailand, Singapura dan lain-lain. Penggunaan Sistem CAMA telah didedahkan oleh pihak UTM dan telah diaplikasikan oleh beberapa buah majlis PBT seperti Majlis Perbandaran Kuantan, Majlis Perbandaran Hang Tuah Jaya, Majlis Daerah Maran dan Majlis Daerah Segamat. Majlis Perbandaran Kuantan misalnya, telah mampu melaksanakan proses penilaian semula sendiri tanpa perlu melantik penilai swasta dan mampu menjimatkan perbelanjaan MP Kuantan sehingga beberapa juta ringgit.

Real Estate Short Course: Reviewing the Role of Waqf Properties Today

After 200 years of neglect, recent local and international organisations including UN agencies and Muslim Governments have taken interest in the development of waqf institution to make them achieve their maximum potentials. Pembangunan harta tanah pada masa ini menjadi satu keperluan  sama ada di bandar  atau pekan kecil di seluruh Malaysia. Faktor seperti kepadatan penduduk, permintaan terhadap perumahan, permintaan terhadap tapak pembangunan industri dan ekonomi negara mendorong kegunaan tanah pertanian ditukar guna kepada tanah guna lain yang lebih memenuhi keperluan semasa dan menguntungkan. Tanah pertanian pada masa dahulu diusahakan untuk memenuhi keperluan bekalan makanan seisi rumah. Namun begitu, bekalan makanan negara pada masa ini boleh didapati dari negara luar yang jauh lebih murah berbanding dengan yang dihasilkan di dalam negeri. Walau bagaimanapun, pihak yang berkepentingan di Malaysia perlu merancang strategi bagi kepentingan bekalan makanan negara dalam konteks food security demi kelangsungan hidup masyarakat. Oleh itu, kursus ini bertujuan bagi menerangkan dan memberi pendedahan terhadap tukar syarat tanah pertanian kepada guna tanah lain serta implikasinya kepada kelestarian sumber.

The Life Cycle Costing Analysis for Facilities Management: Technical Approach

General Information:

Life Cycle Costing Analysis (LCCA) is an economic assessment of an item, or facility over its life, expressed in terms of equivalent cost, using baseline identical to those used for initial cost. In facilities management, future costs will often match or exceed the initial cost of procurement. Owners are rcognizing the relationship between costs and looking for ways to reduce total life cycle cost without adding undue burdens to initial procurement. Thus, LCCA is used to compare various options by identifying and assessing economic impacts over the life of each option.
